We want to take this opportunity to remind you of some of our policies and procedures that we have in place for everyone’s safety and security. Please review, and should you have further questions you may contact us and we will be happy to assist.
Should you need maintenance, during the hours of 8:30am – 4:30pm (Monday – Friday), please contact Lori at 216-696-5442 ext 401. We will make sure that your maintenance request gets handled and put into the hands of the person who can fix the problem. Most requests are handled within 24 to 48 hours. Emergency requests are those issues that could cause harm or damage to you or to the suite (hot water tank leaks, broken pipes, no heat, etc.) will be handled with priority. As always, please use your best judgment when dealing with an emergency issue and contact emergency personnel if warranted. Apartment LOCK OUTS are NOT an EMERGENCY. We suggest that you leave a key with a family member or trusted neighbor, as our staff cannot respond to tenant lockouts. Our insurance company does not permit this service. If you need to call a locksmith, you are responsible for that cost as well as providing us with a new key to your suite.

If you have an emergency after business hours, please contact the property manager at 330-723-8430 and someone will get back to you as quickly as possible. Or you can contact Jake at 216-409-5860. All non emergency issues after business hours, you may leave a message by calling 216-696-5442 x401and someone will return your call the next business day.
We would like to remind all tenants that light bulbs as well as batteries are the responsibility of the tenant. We take great care to ensure that all items are in working condition prior to your move in and you are expected to make sure that they all remain in working condition during the term of your lease and upon vacating. Please make note that smoke detectors are installed in each apartment and must be in working condition for your safety and that of your neighbors. Please do not remove these devices.
EXTERIOR UPKEEP – CIGARETTE BUTTS and PET WASTE
Each tenant is responsible for the area around their suite entrance, including the patio, walkways, and lawns. We maintain these areas with our landscaper, however they can not clean up after pets nor can they clean up cigarette butts. A charge of $50 will be assessed if the areas around your suite are not picked up and maintained in a respectable manner which includes Cigarette Butts and Pet Waste.
All garbage must be secure and disposed of in the proper refuse containers on the property. If one garbage container is full, do not leave your garbage outside of the container, but please take the time to dispose of it in another container. Failure to dispose of trash properly will result in a $50 charge. Large items such as couches, mattresses or other furniture should not to be left near the dumpsters. You are responsible for disposing of these items. Removal of large furniture items will result in a $150 charge. DON’T LEAVE THE TRASH OUTSIDE YOUR DOOR IT WILL ATTRACT UNWANTED CRITTERS.
PETS & PET WASTE
Dogs are to be on a leash at all times. This is not only a property rule but also a City Ordinance. Each dog owner is responsible to clean up after their pet. Do not leave animal waste on the lawn. Failure to clean up after your pet may result in a cleanup fee of $50.00 or more.
Children are not permitted to play in the driveways, parking areas, ravine, climb on the air conditioner units or on or near the mailboxes. We have had many complaints with children darting out between cars and buildings and playing on or near the roadways. Children are to be supervised when they are playing outside on the property. We ask that all tenants exercise caution when entering or exiting the premises for the safety of all of our children and residents in the complex.
Guest parking is not permitted in front of the buildings. Guest parking areas are located throughout the complex. If you require additional parking, after business hours, cars may be parked at the Chase bank parking lot. No overnight parking is permitted at this lot. All cars must be in working order with a current registration. No working or repairing of vehicles is permitted on the property and especially NO WASHING OF CARS.
A reminder that rent is due on the 1st of the month and late after the 7th. If your rent is not received in our office by the 7th of the month, a late charge of $35.00 will be added to your invoice for your outstanding balance. Checks returned NSF by our bank will result in the late fee as well as a $45.00 NSF fee. After the second returned check, we will be unable to accept checks for payment of your rent. Future payments will be required by certified check or money order. Failure to pay your rent by the tenth of the month (including late fees), will result in a Notice to Vacate. The eviction filing fee is $75.00 plus court costs.
